How do you know when your house is ready for potential buyers? We recommend you use your 5 senses! While some of these tips seem like common sense we've all walked in to an open house where you have wondered "why did they do that?" Sometimes the seller decides not to spend the time or money to clean, declutter, de-personalize, or leaves odd or very specific decoration. It can make an experienced stager wonder why they didn't properly stage and prepare their property, because we can see all of the money that went right out the window (yikes!), either (1) in the form of time on market and holding costs or (2) in the form of costly price reductions. As a simple introduction to staging techniques, use your senses to determine if you are ready for MLS photos or an open house.

I was so excited to grab some amazing spring finds at my local Kirkwood HomeGoods this past weekend! For less than $200, I scored some fun, bright accessories that are perfect swaps for springtime. Today I'm showing you a few ideas to incorporate my finds at home.

We understand that it's much more fun to buy for your new home not your old, but smart (yet inexpensive) purchases can really make a huge difference at your property. Just make sure to buy pieces that you can take with you!

I am obsessed with this rug. It's only $59.99 and measures 5x7ft. The rug has great springtime colors and while the pink and turquoise might scare you, don't be! It's totally a neutral rug and very versatile. I can picture this rug in an entry way, kids bedroom, kitchen, layered on a natural fiber rug, and on and on and on. Did I mention that it's only $60?!?


We will say it time and time again, one of the most important rules to follow when presenting your home for sale is to remove your clutter. It's super important and I would never tell you otherwise; HOWEVER, I have also listed my house with two small children and two working parents so I will compromise and say that arranged clutter is okay when it looks this good. At $16.99, this blue and white tray is a funky way to corral your belongings.

As you've read in previous posts, a super easy and inexpensive update is to swap out your throw pillows. The coral pillow on the left is super versatile and comes in a set of two for $24.99. The beaded pillow on the right (sorry for my crummy iPhone pic!) is Elements by Erin Gates. She is an amazing designer and I was so excited to see her line at HomeGoods and on Wayfair and Amazon. I have followed her blog for years - amazing style, amazing lady! And her book is not only full of great information, but the black and white spine is perfect when styling with coffee table books. I picked up a couple of these cute faux ferns this weekend and love how it looks at my kitchen sink. At $14.99, it's a great find to add a little outdoor life to your inside. Faux plants can be tricky and not all are created equal. But this fern from HomeGoods has a great neutral vase and would be great n a kitchen or bathroom or a perfect piece to add some height on a vignette.

Pretty impressed with my HomeGoods trip - can't wait to see what I can find next time!

Let’s be honest, who doesn’t love The Bachelor. So addicting. Clearly there are more productive ways to spend your Monday nights but it’s the perfect guilty pleasure to ease you back in to the work week. And amazingly, there are some lessons to be learned from these fabulous ladies vying for the rose. No serious candidate on The Bachelor would step out of that limo without putting her best foot forward.

So when it comes to listing your home, make sure you are presenting the best version of your property. And if you want to win that first impression rose you need to focus on one thing: CURB APPEAL. Regardless of the weather conditions, it’s important to dedicate time and energy to the exterior.

In honor of Arie’s new season, let’s steal a few tips from the lovely ladies of our favorite guilty pleasure and snag that buyer:

DECLUTTER (leave your baggage in the limo)

Remove and/or store any personal belongings. Be sure that all existing outdoor furnishings and accessories are cleaned and well-maintained.

BRIGHTEN YOUR ENTRANCE (slap on a spray tan and whiten those teeth)

A fresh coat of good-quality exterior paint can set the stage as potential buyers enter your home. Be sure to select a welcoming color that appeals to the masses. Clean, shiny numbers make a great impact and a brand new welcome mat is inexpensive way to attract buyers.

Welcome mats: classic jute , pops of green, blue basic, diamonds

MAINTAIN A MANICURED LAWN (head-to-toe grooming)

Keep your lawn mowed and your walkways and driveway clean. Depending on the season you may have to mow every few days while your home is listed to maintain a neatly manicured lawn. Adding fresh mulch to your existing flower / plant beds can make a big difference in appearance. In colder months, be sure to keep your walkways clear of the elements and to power wash your surfaces.

INVEST IN PLANTERS (pack your best and brightest gowns)

A durable and stylish planter is an affordable and easy way to dress up your porch or stoop. Pack it full of beautiful flowers in the Spring to add some color to your entry, then swap out flowers for a faux topiary in the Winter than can withstand the elements and still provide color and life. (Note: just like Bachelor Nation, your buyers can tell the difference between good faux and bad faux so find a good quality faux plant in colder months)
