what is the value of the inventory in a staged property

Our goal with each staging project is to artfully curate an inviting and visually stunning atmosphere, blending carefully selected furnishings with current design trends. We want each room to captivate potential buyers, leaving a lasting impression of a lifestyle that the buyer can achieve in the home - that, โ€˜yep, I can see myself hereโ€™ type of feeling.

Each year we make strategic investments to enhance our staging inventory. Upgrading inventory not only enhances the quality of our services but also positions us competitively in the market, attracting more customers and driving revenue growth. We want every Olive + Opal project to shine and for potential buyers to ask themselves if the property is staged or if the current owners know just what they like.

We have taken the initiative in 2024 to spend more time analyzing the value of inventory we place in each project by fully utilizing our inventory management system, Stageforce, and by manually identifying the inventory counts at each home. At the end of the exercise, we discovered that on average we installed just under $30k in furnishings in our staged properties. That includes everything from the large furniture pieces, to the art on the walls and the rugs on the floor. Holy cow, that is a lot of STUFF.

Knowing the value of furniture placed in a staged home is important for several reasons:

Buyer Perception: The quality and style of the staged furniture can influence the perception of potential buyers. Knowing the value allows sellers to communicate the investment made in creating an appealing and well-furnished living space.

Pricing Strategy: When selling a staged home, pricing is a critical factor. The value of the furniture can influence the overall asking price for the property. If high-quality, designer furniture is included, it may justify a higher asking price compared to a similar property without staged furnishings.

Marketing and Presentation: Knowing the value of the furniture helps in creating effective marketing materials. Highlighting the quality and style of the furnishings in promotional materials can attract potential buyers and enhance the overall presentation of the property.

Staging Investment Return: For sellers who invest in professional staging services, understanding the value of the staged furniture helps assess the return on investment. If the furniture significantly enhances the property's perceived value, it can justify the cost of staging.

Continuing to invest in new inventory for our home staging business is essential to staying innovative and competitive in the market, enabling us to offer fresh and appealing staging solutions to clients. Additionally, maintaining a clear understanding of the value of our inventory in our properties is a top priority to ensure accurate financial tracking and informed decision-making for future investments and operations.
